Almost every flooring failure we're ever called in to diagnose started below the surface, not with the material itself. Here's what we're actually checking for before a single plank goes down — and why it matters more than most homeowners realize.
New flooring gets blamed for a lot of problems that actually started underneath it. Rippling carpet, popping LVP joints, cupping hardwood — the product is rarely the real issue. The subfloor underneath usually is, whether that's a flatness problem, trapped moisture, or movement that should have been addressed first. Here's what we're looking for, and why.
"Flat" vs. "Level": Why the Distinction Matters
These two words get used interchangeably, but they mean very different things — and the difference matters for what we can actually fix. Flat means the surface has no humps or dips relative to itself; industry standard calls for no more than 3/16 inch of variation over 10 feet for most flooring, and some manufacturers require a tighter 1/8 inch over 6 feet for glue-down LVP and engineered hardwood. That's what we prep for on every job. Level means the surface is perfectly horizontal relative to the ground — and that's a structural or foundation matter, not a flooring one. Older homes settle over decades, and some amount of the whole house being slightly out of level is normal and outside what a flooring installation can or should try to correct.
Common Subfloor Problems We Find
Moisture is the most consequential issue, especially on concrete slabs — installing moisture-sensitive flooring over a slab that hasn't been properly tested can lead to cupping, adhesive failure, or mold within months. Squeaks usually come from small gaps between the subfloor and the joists underneath, or fasteners that have worked loose over years of foot traffic. Soft or spongy spots almost always mean water damage or rot that has to be addressed before anything new goes down. And humps or dips beyond the standard flatness tolerance will telegraph through almost any flooring material, showing up as visible high and low spots even after installation looks complete.
How We Address It During Prep
Low spots get filled with a self-leveling compound, and high spots get ground down, both to bring the surface within tolerance before installation starts. Concrete subfloors get tested for moisture before we commit to a material that's sensitive to it — if levels are too high, that gets addressed with a moisture barrier or mitigation system before flooring goes down, not after. Damaged or soft sections of subfloor get replaced outright rather than leveled over, since no amount of compound fixes rot underneath it. This is the part of a project that's completely invisible once the new floor is in, but it's the difference between a floor that performs for decades and one that fails within a year or two.

When It's More Than Standard Prep
Most subfloors need some combination of minor leveling and moisture prep, which is a normal, expected part of any installation estimate. Occasionally we find something bigger — significant structural movement, extensive leveling well beyond what standard prep covers, or damage that points to a larger issue with the framing underneath. In those cases, the honest answer is that it's outside the scope of a standard flooring install, and we'll walk you through exactly what we're seeing and what it would take to address before moving forward.
Our Recommendation
If your home is older, has visible dips or squeaks, or has had any past water issues, it's worth having the subfloor looked at as part of your estimate rather than assuming it's fine. That inspection is part of every estimate we give — free, and before you've committed to a material.
